Alan Shera is the founding Broker of Shera Realty Group, now the Collective at Compass. Alan began his career as a Real Estate Broker in 2009 after graduating from University of Southern California in Business and Finance. In addition, he was the key project manager at Pacific Group Construction and Development for over 15 years. In that time, Alan developed a strong knowledge of the Southern California residential and commercial markets for Real Estate acquisitions and development opportunities.
Alan’s tenure at Pacific Group included conducting feasibility studies, processing plans through local municipalities, preparing financial packages, and assisting with product design and layout. In addition, his managed the construction of many track homes in San Diego, where he oversaw all aspects of construction and quality control. Alan responsibilities included the bidding, negotiating and contracting of all trades and vendors for the company.
For Buyers and Sellers in a fast-paced market, this knowledge is crucial where Alan can quickly prepare or asses a home coming on the market. For Sellers, he will oversee the pre-market inspections, repairs and preparation of the home. In the simplest case, he sends in a work crew to clean and stage the home for the new listing. If more involved repairs are needed, Alan will discuss the cost-benefit ration with his clients, preparing detailed budget analysis on what will be the most cost-effective improvements prior to presenting the property in its best light. For Buyers, Alan will ensure that the buyer is well disclosed as to the assets and liabilities of the subject property and make sure the buyers understand not only the condition of the home but the surrounding neighborhood, amenities, location valuation and all that comes with the new ownership.
